As always it’s been a while since our last post!So what’s going on at the mo?– – – Current Project – – – “Convert a 2 storey Victorian Seaside Mid-Terraced Town house…into x4 SelfContained Apartments.”The story…A local builder/developer i‘ve known since school had purchased the building and at short notice required an experienced building crew to assist in the development. Luckily some clients recently postponed building works until after Xmas, and our Recording Studio project has also been delayed, therefore, we were in a position to help. Description of Works…– Re-construct the entire 2nd floor loft to meet building regs, convert into self contained apartment. – Masonry and timber structural works carried out to each floor throughout the building. – Acoustic / Fire regulated celing works throughout.– General Renovations and labour provided. Hi,A little update from us…In similar fashion, 2021 was an absolutely CRAZY busy year within the domestic construction industry. New enquires continued to average (approx) 15 per day, 7 days a week – which is an extraordinary amount for small builders to deliberate, cogitate, and digest. As a small team we work hard to provide good communication and are exceedingly thankful and appreciative to all who contact us. Our apologies go out to all who those to whom we couldn’t reply. – – – Some helpful tips in hiring a contractor in 2022:1) Perserverance is the key…More often than not it’s ‘whoever shouts the loudest’. Builders are almost always inundated with new enquires, priorities often go to the person(s) who continually chase and pursue us, and our services. In comparison to today’s’: ‘click a button and stuff comes to your door the next day’ culture, this seems a rather draconian process. However, domestic builders have to remain affordable to the public, therefore cannot employ full time office staff to text back every enquiry, hence, there has never been a successful national domestic building company. Summary: keep making a noise and keep pursuing. We will get there. 2)Select the right outfit for the right job.If you need a wall plastered or a room painted or a garden wall built…research the company online and use a suitably sized outfit for the job at hand. A one-man-band plasterer will fit you in without issue, a slightly larger building company with a few guys on cannot always undertake such small works. 3)If you send a preliminary email enquiry, try to avoid asking numerous questions that may require a long response. Create a short coherent email, include some pictures (or other relevant information), and keep it simple at the preliminary stage. Your local builder will often look at this during the evening, and therefore a concise email with relevant information, a few pictures, and limited questions will likely attract a response. 4)– Don’t give up on the search for the rightContractor – wait if need be. – Check online credentials. – Never pay the total upfront. – Expect that a deposit may be required. – Expect a stage payment. – Prepare for date changes. – Trust your gut instinct.Thanks everyone,Here’s to 2022 🎉🕺🏼🎉🕺🏼🎉🕺🏼🎉 See MoreSee Less
